• For residential properties, the Current Owner Search is the perfect title report for describing all unreleased judgments and liens, as well as outstanding mortgages recorded against the property’s current owner. The Current Owner Search works well for foreclosures, short sales, HELOCs, refinances, pre-tax auctions and checking for clear title. If the chain of title goes back further than 30 years, you may need to upgrade to a more in-depth search.
FULL TITLE SEARCH
• When you need a more comprehensive report establishing the chain of title for a property, we can perform a full title search. This report will detail the current owner with the chain of title, the property tax information, a legal description of the property, easements and other encumbrances such as mortgages, long-term leases, judgments, liens, and any other pertinent information concerning the title history.
ALTA POLICIES AND SETTLEMENT SERVICES
• When refinancing or purchasing a property, let us guide you every step of the way. First, the appropriate search for the transaction will be completed. The title will be examined and a commitment will be prepared to insure the transaction with an ALTA policy. Any outstanding items on title will be cleared. We will coordinate items needed by the lender and real estate agents to ensure a smooth closing. All documents will be reviewed before and after closing to avoid any delays. Disbursements will be made in a timely and secure manner. Last, the documents will be efficiently recorded.
